Dear folks, We are new residents in New Seabury, thrilled to be in Tidewatch. I can tell you our purchase would not have happened without Kathy Griffin-Mayo husbanding the process through from start to finish. I thought I’d proffer a sort of testimonial, as I see these on her website. I send my comments to you, as you might know best what to do with such a testimonial: When we looked at New Seabury (NS) on our own, it felt overwhelming with 13 villages, multiple condo associations, gated neighborhoods and private homes. Kathy found us the right spot and then acted as agent for both the seller and us, the buyers – a tricky role but if done right everything is speeded up. Our deal was complex with my bank’s many requirements, as financing even a small bridge loan is tough these days. She worked directly with the bank underwriters, insurance company, condo association, principals’ attorneys, and she got us the right home inspector and she even procured essential septic documentation as NS' system is private. NS has different rules for the overall development, its villages and the condo associations creating additional challenges to buying there. We came to appreciate Kathy’s unique knowledge of NS, where she also lives. To anyone contemplating buying or selling in New Seabury – you’ll need an expert with local knowledge! Kathy commits and doesn’t quit as she takes on a deal like she was selling/buying her own home.

I must give glowing reviews and raves to Kathy Griffin-Mayo for her incredible service as a real estate agent, representing me and my husband Martin Perlman, while working for New Seabury Realty. We met with Kathy (and also a broker from a different agency) a year ago when we were exploring the idea of selling our property. Kathy gave us an appraisal, but no pressure to give her the listing. She said she wants us to be happy with whatever we decide to do. This past Spring I contacted Kathy again and she reevaluated the current market and our property and we listed our home with her. Within a few months our property sold! Kathy is a warm, extremely competent, knowledgeable and kind person who always responded quickly to any questions we had, took care of all details and tasks necessary to sell our home, and made the transaction as easy as possible for us. We had been looking for a house on Cape Cod for over two years, during which time we eventually settled on New Seabury. However, we had some very specific criteria for an acceptable property. That eliminated a lot of listings right off. We started working with Rick Coleman, and he was terrific. He kept us aware of all of the active, private, and coming-to-market listings. Rick eventually called us about a house that was soon to be listed on MLS, but was not listed yet. We drove up the next day for a showing. The house seemed to check all of our boxes. This was at a time when good properties didn't last long, and buyers were in abundance. Without Rick making that call, we may have missed the opportunity. Rick and Marian Oost-Lievense make the perfect team. Following our accepted offer and signed contract, Rick was out of the office for a previously planned vacation. Marian seamlessly stepped in. Marian helped with the inspections and list of details that come with the initial signing of the contract. She found answers to the abundance of questions regarding the property. We had some deeded right-of-way access questions that it seemed nobody knew the history or the correct definitive answer to. Marian kept digging into the records and talking to the right people, and we eventually found the answers that we needed. Her tireless efforts were invaluable. We finally found our vacation home, and we wouldn't have accomplished that without the diligence of Rick Coleman and Marian Oost-Lievense. Even well after closing, Marian continues to check in with us. These are truly good people that love their work, are good at it, and they really care about their clients.

Marian and her partner Rick were the perfect advisors on our recent house purchase. Last summer we stumbled upon a house is New Seabury we loved. Understanding that using the seller's agent wasn't in our best interest, we first tried a referral to an out-of-market agent that "knew Cape Cod". We quickly realized that local knowledge was going to be key to getting us this house we coveted. We reached out to Marian to represent us as a buyer agent. It turned out to be a wise decision.
